You are qualified if you are age 18 or over and are able to make low monthly payments. There is no credit check or employment verification.
We will use a Land Contract as Deed (a land contract is a written legal contract, or agreement, used to purchase real estate, such as vacant land). While you are making payments, the property remains in the company name, KC ENTERPRISE INT LLC. When the property is paid in full, a deed will be drawn up in your name and the property will be officially transferred into your name.

There is no penalty for early payoff. You would save money and the land title will be transferred to you upon payoff.
Please read the following important part of the contract:
(a) Buyer will not make any alterations to the property without Seller’s written consent. This includes, but is not limited to: clearing the property, adding structures or barriers of any kind, or leaving items on the property.
(b) Buyer shall adhere to all building, zoning, health codes and other applicable laws for use of said property.
(c) Any costs incurred to correct the above, including, but not limited to, trash removal, lot cleanup, fines, and permit costs, whether due to the actions of Buyer or others, shall be the sole responsibility of Buyer.
(d) Buyer shall not record this contract in the public records of any public office.
(e) In the event of a violation of any of the conditions above, Buyer will be immediately in default of the contract.
Every year before November 30th, we pay the property taxes and a bill will be sent to the Buyer. In the event that tax or monthly payment is late, a late fee of $30 or 15% of the payment, whichever is greater, will be added to the next payment. We will try to work with the Buyer as much as we can. If Buyer defaults on payment or any other terms of the contract, Buyer will be given a two week notice to make corrections. After the two weeks, if the issue is not resolved, Buyer will lose the property. This will not affect Buyer's credit in any way, however it is something we all want to avoid.
The term of the contact is 60 months and bears annual interest rate of 15%. If Buyer makes extra payments or pay off early, Buyer would save money and avoid interest. The down payment and document fee are non-refundable. The property is sold “as-is” without any kind of warranties. Please do your own research to make sure the property and terms are right for you.
